Self-assembly house from 50 m² to 120 m²

Welcome to Gimpiel.com!

…and thank you for your interest…

Building a house consists of five stages. Before starting the first stage, it is essential to meet with our consultant to review the house’s architectural plans, discuss the project timeline, interior design, and finishing details.

For the 120 m² house model

Step 1) Selection of interior finishes and façades, discussion of assembly techniques, and scheduling of construction phases.

During the meeting, a model of the house will be presented. You will choose the façade colors and materials, interior color schemes, and room layouts. The meeting takes place online with our architect and is expected to last approximately 45 minutes. Additionally, the expected delivery timelines for each phase of the project will be discussed.

Step 2) Foundations and water-sewage installations, positioning of the house on the plot.

After the architecture and formalities have been approved, the first phase of the project (foundations) is delivered. In the meantime, a meeting is scheduled with our engineer to review the assembly instructions. Two people are normally required for assembly (although it is possible for one person to complete all tasks). Laying and connecting the foundation elements, insulation, sewage, and utilities should take less than three working days. Once completed, the foundations are poured with concrete.

Step 3) Installation of columns, structural beams, and partial wall sections.

The installation of columns is the most important part of the assembly and typically requires two people. Columns weigh up to 54 kg, while load-bearing beams are around 50 kg each. Attaching wall and beam connections is comparatively lighter work. Installing the columns, beams, and wall connections usually takes about 24 days for two people. This phase can be spread out over time, and the elements can remain exposed for up to a year. A meeting with the project engineer to review the installation process is also included.

Step 4) Temporary roof, installation of structural elements and infills, preparation of the heating system, and main chimney.

Connecting the roof to the main columns, installing cross-support and roof beams, laying insulation, wall sections, and electrical and plumbing systems. Completion of the exterior wall installation. The estimated duration for this phase is approximately 26 days. A meeting with the project engineer to review the installation process is also included.

Step 5) Roof closure, façades, floors, ceilings, and installations.

Completion of the roof work, including thermal insulation. Installation of flooring sections and exterior façade elements (depending on chosen finishes), as well as exterior lighting. Work on the electrical system and installation of some exterior walls. A meeting with the project engineer to review the assembly process is included. The estimated duration for this phase is approximately 16 working days.

Step 6) Interior walls, kitchen, and bathrooms. Installation of windows and doors.

Installation of floors, interior walls, and wet walls, assembly of kitchen furniture, and installation of bathrooms and accessories. Fitting of windows and doors. Installation of the fireplace and connection of the heating system. Completion of electrical system work and connection of hot water. Additional work depending on selected options.
